Pricing Your Home

Pricing a House is not based on hunches or guesses and certainly can't involve any emotional attachments, it is an objective price based on knowing and understanding the Current Market Conditions, the property's style, features, condition, local influences, location, competing similar properties currently on the market, etc.

One of my many functions as your REALTOR® is to use my experience and knowledge to price your house competitively to attract qualified buyers and maximize your selling price. 

As a PSA - Pricing Strategy Analyst, I achieve this by creating a Comparative Market Analysis (CMA), also known as a House Evaluation report. This report provides a wealth of information, including a range of prices for homes in your area, helping to determine the optimal price points for selling your house. 

Once we have that information, I sit down with my clients to discuss all options, including the pros and cons of entering the market at different price points. Once we have reached an agreement, we will develop and present you with an action plan to price, market, and promote your house to achieve our goal.

It starts with entering the market based on facts and realistic expectations. Next, we prepare your house for sale by showcasing it with professional pictures, videos, virtual tours, and aerial photography. We gather all related information and documents about your house, upload everything to the MLS, and initiate social media and other marketing campaigns. This includes open houses, intra-office promotion, signage, and more. 

And that's just the beginning! The process continues with showing your house, connecting with clients, following up, negotiating, and coordinating with lawyers, contractors, inspectors, movers, and handling closing procedures.
